HERE IS SOME ADDITIONAL
INFORMATION ON SITE AND MODEL SPECIFIC ENGINEERING: It
makes good sense, that a foundation, when engineered for your lot, for your
particular manufacturer and model home would be a better choice than a
foundation designed as a one size fits all foundation. Many foundations are
simply that…one size fits all.
A
site and model specific engineered foundation will consider many factors that
are important in the design process in order to provide the best foundation
possible for your home. Some of those factors include;
ü
Local site information such as: wind speed, roof snow load, frost
depth requirement, soil bearing capacity, seismic zone and proximity to a fault,
whether the home is in a flood zone;
ü
The homes manufacturer and model #, manufacturers floor plans,
exterior building elevations, and design wind zone and dead loads;
ü
The manufacturers required locations for columns along the mate
line; perimeter and mate line blocking when required;
ü
Length and width of the home, roof slope, height of the sidewalls,
amount of roof overhang, height of the steel frames, distances from side of home
to frame, distance between frames;
ü
The desired or actual height above the ground to the bottom of the
floor system both inside and outside the home and whether the home is to be top
set or pit set.
ü
When required, what materials should be used to build the
perimeter enclosure wall.
If all of
these questions are not asked of you, chances are you would not get a site and
model specific engineered foundation system. A
site and model specific engineered foundation system should, as a matter of
normal business, provide you with a copy of engineered calculations as well as
drawings and installation instructions for your foundation.
A
True, HUD-compliant foundation system would provide all of the following elements
as called out in the HUD
Permanent Foundation Guide for manufactured housing:

A foundation system individually
engineered specifically for the manufacturers model and site where the home is
to be installed, and engineer certified HUD compliance.
ü
All materials to be used and the
construction;
ü
Proper supports at the frames, mate
line and perimeter.
ü
Positive attachment of all supports
to the frames, and concrete footings;
ü
Support piers with poured in place
concrete footings.
ü
A perimeter enclosure wall is
provided;
ü
Frost depth requirements are
resolved;
ü
Anchoring is provided by or at
least assisted by the weight of the foundation and home combined.
ü
That you receive a copy of the
engineering calculations or at least a summary of those calculations, drawings
and installation manual.
